Construction Project Management in Wembley & Greater London
For homeowners who already have an architect and a design team. We sit on your side of the table: reviewing tenders, holding contractors to programme and cost, and checking the work as it goes in.
Types of project management we build
Tender management
Preparing the tender pack, inviting contractors and levelling the returns so you're comparing like with like.
Contract administration
Running a JCT or similar contract — instructions, valuations, variations and certificates.
Cost and programme oversight
Monthly cost reporting against the budget and progress against the agreed programme.
Quality assurance visits
Regular site inspections with written reports and photographs.
Handover and defects
Snagging, certificates and managing the defects period on your behalf.
Planning & Building Control
- We work with your architect and planning consultant rather than replacing them.
- We track discharge of pre-commencement conditions so the start date isn't missed.
- We check that Building Control inspections happen at the right stages.
- We confirm party wall awards and access licences are in place before work begins.
- We keep the paperwork trail that your solicitor will want at resale.
Structural work
- Reviewing the engineer's package against what's actually being built
- Checking rebar, steel connections and foundations before they're covered
- Witnessing key inspections — damp proof course, insulation, airtightness
- Challenging substitutions and value-engineering that weaken the design
- Verifying as-built information at handover

Questions we get asked
How is this different from hiring you to build?
Here we're not the contractor — we represent you. That means we can challenge the builder's costs and quality without a conflict of interest.
Do you take a percentage of the build cost?
We prefer a fixed fee agreed up front, so our advice never costs you more when the project gets bigger.
Can you take over a project that's already started?
Yes, and it's common. We'll survey what's built, review the contract and paperwork, and tell you honestly where things stand.
What if the contractor won't cooperate?
The building contract gives you rights around programme, quality and payment. We use them — in writing, on the record, before problems become disputes.
Portfolio shared on request
We only publish project photography we have the homeowner's permission to share. Ask us and we'll send a selection of recent work relevant to your project.
