Consents

Planning & Building Control

  • Full planning permission is required for any new dwelling.
  • Pre-commencement conditions — drainage, materials, construction management — must be discharged before work starts.
  • Building Control is engaged from foundations through to completion certificate.
  • A structural warranty provider (10-year) inspects at key stages; mortgage lenders require it.
  • CIL (Community Infrastructure Levy) and s106 obligations may apply — these are assessed before the start on site.
Engineering

Structural work

  • Ground investigation, trench-fill, raft or piled foundations
  • Traditional masonry cavity or timber-frame superstructure
  • Beam-and-block or insulated slab ground floors
  • Engineered roof trusses or cut roofs
  • Drainage, attenuation and connections to the public sewer
How it runs

The typical process

  1. 01

    Plot appraisal

We look at access, ground, services and the approved drawings before anyone commits.

  2. 02

    Pre-construction

Discharging conditions, appointing the warranty provider, procuring long-lead items and finalising the build programme.

  3. 03

    Groundworks and substructure

Site set-up, dig, foundations, drainage and ground floor slab.

  4. 04

    Superstructure

Walls, floors, roof and weathertight shell.

  5. 05

    First fix and envelope

Windows, roofing, electrics, plumbing, heat pump, MVHR and insulation.

  6. 06

    Second fix and finishes

Plaster, joinery, kitchen, bathrooms, flooring and decoration.

  7. 07

    Commissioning and handover

Air test, commissioning, EPC, warranty and Building Control completion, plus a homeowner handover pack.

Budget

What drives the cost

  • Ground conditions — piling is the single biggest variable
  • Site access, storage space and whether a crane is needed
  • Demolition and asbestos removal on replacement plots
  • Building form: a simple rectangle costs far less per m² than a complex plan
  • Servicing — new water, electric and sewer connections carry utility fees
  • Specification of glazing, mechanical services and internal finishes

We don't publish prices, because a fair figure depends on your property and specification. Send us your drawings or a short description and we'll come back within two working days with an indicative range.

FAQs

Questions we get asked

Do you build from my architect's drawings?

Yes. We price approved drawings and work alongside your design team, or we can bring in an architect and engineer if you're starting from a plot and an idea.

What warranty does a new house come with?

New dwellings need a 10-year structural warranty from a recognised provider for mortgage purposes. We appoint the provider and manage their stage inspections, plus our own 12-month workmanship warranty.

How long does a new house take?

For a typical single plot, expect roughly 10 to 14 months on site once conditions are discharged, plus the pre-construction period before that.

Can you help before I buy the plot?

Yes — a buildability appraisal before you exchange is money well spent. Access and ground conditions are what catch people out.
