Adding a cloakroom or utility under the stairs or in a hallway.
Planning & Building Control
- Planning permission is not needed for internal kitchen or bathroom work in an unlisted house.
- Building Control notification applies to new electrical circuits and to bathrooms in new locations.
- Listed buildings need consent for changes affecting historic fabric.
- Flats usually need freeholder consent, particularly for wet rooms and floor build-ups.
- All electrical work is certified and notified under Part P.
Structural work
- Steel or timber beams where a wall between kitchen and dining is removed
- New soil stacks, waste runs and macerator or pumped drainage
- Floor levelling and reinforcement under stone worktops and large-format tiles
- Extract ventilation to Part F
- Tanking and waterproof membranes in wet zones

What drives the cost
- Cabinetry: trade range versus bespoke painted joinery
- Worktop material and the number of cut-outs and joints
- Whether plumbing and electrics move, and how far
- Tile size, format and layout — large-format and herringbone take longer
- Appliance and brassware specification
- Making good floors, ceilings and adjoining rooms
We don't publish prices, because a fair figure depends on your property and specification. Send us your drawings or a short description and we'll come back within two working days with an indicative range.
Questions we get asked
Can you supply the kitchen as well as fit it?
Either way. We can supply through our trade accounts, or fit a kitchen you've bought — we'll check the order against the survey before it's placed.
How long will we be without a kitchen?
Three to four weeks for a like-for-like replacement. We'll set up a temporary sink and worktop where there's space for one.
Can you move the bathroom to a different room?
Usually yes. It depends on where the soil stack is and whether the fall works — we'll survey before promising.
Is the electrical work certified?
Yes. New circuits are notified and certified under Part P, and you get the paperwork at handover.
Portfolio shared on request
We only publish project photography we have the homeowner's permission to share. Ask us and we'll send a selection of recent work relevant to your project.
