House Extensions in Wembley & Greater London
We design-coordinate and build extensions that read as part of the original house — side-return infills, full-width rear extensions, wrap-arounds, double-storey additions and basement work. One contractor from the first survey to the final snag.
Types of house extensions we build
Side-return extension
Filling in the alley beside a Victorian or Edwardian terrace to widen the kitchen and bring in light through glazed roofs.
Rear extension
Full-width single-storey addition, usually opening the back of the house into one kitchen-dining-living space.
Wrap-around extension
Side-return and rear combined — the biggest gain in ground-floor space on a standard terrace or semi.
Double-storey extension
Extra living space below and a bedroom or bathroom above, with matching brickwork and roof line.
Basement and lower-ground works
Underpinning, tanking and lowering of existing cellars where the plot allows.
Planning & Building Control
- Many single-storey rear and side extensions fall under permitted development, subject to size, height and boundary limits.
- Larger rear extensions may need the Prior Approval (neighbour consultation) route with your local council.
- Conservation areas, listed buildings and flats almost always need full planning permission.
- Building Control approval is required either way — we submit and manage it with your local authority or an approved inspector.
- Work near a shared boundary usually triggers a Party Wall notice to neighbours, served at least two months before we start.
Structural work
- Structural engineer's calculations for every opening and new load path
- Steel beams and goalpost frames for wide rear openings
- Trench-fill or piled foundations depending on ground and nearby trees
- Underpinning where the new floor level drops below the existing footing
- Temporary propping and phased demolition to keep the house usable

What drives the cost
- Footprint and whether the roof and existing structure are altered
- Ground conditions, tree roots and drainage runs under the new floor
- How much of the existing house is re-planned alongside the new space
- Glazing specification — standard units versus steel or structural glass
- Kitchen, joinery and bathroom specification
- Access to the rear of the property for materials and muck-away
We don't publish prices, because a fair figure depends on your property and specification. Send us your drawings or a short description and we'll come back within two working days with an indicative range.
Questions we get asked
Do I need planning permission for an extension?
Often not. Many single-storey rear and side extensions sit within permitted development. Bigger rear extensions may need Prior Approval, and conservation areas, listed buildings and flats need full permission. We check your specific address before you commit to anything.
Can we stay in the house during the work?
For most single-storey extensions, yes — we hoard off the work area, keep a usable kitchen or set up a temporary one, and agree working hours with you. Whole-house projects are usually easier if you move out.
How much does an extension cost?
It depends far more on specification than on square metres, so we won't quote a number blind. Send us your drawings or a description and we'll come back within two working days with an indicative range.
Do you work with my architect?
Yes. We're happy to price a fully designed scheme, and equally happy to bring in an architect and structural engineer if you'd rather we handled the whole thing.
What about the neighbours?
We serve party wall notices where they're needed, agree access and scaffold positions in advance, and keep the street clean. It matters — you still live there after we've gone.
Portfolio shared on request
We only publish project photography we have the homeowner's permission to share. Ask us and we'll send a selection of recent work relevant to your project.
