Full House Refurbishments in Wembley & Greater London

Period and post-war homes stripped back and re-planned: new services throughout, repaired plaster and cornice, bespoke joinery, new kitchen and bathrooms, and a decoration finish you'd be happy to live with for a decade.

What we cover

Types of full refurbishments we build

Whole-house refurbishment

Everything from the meter to the decoration, usually with the property empty.

Period restoration

Repairing and reinstating cornice, ceiling roses, sash windows, panelling and original floors.

Buy-to-let and pre-sale refresh

Targeted work to bring a property up to a lettable or saleable standard on a tight programme.

Re-plan and reconfigure

Moving walls, relocating bathrooms and opening up ground floors without extending.

Consents

Planning & Building Control

  • Internal work to an unlisted house rarely needs planning permission.
  • Listed buildings need Listed Building Consent for almost any internal change.
  • Conservation areas restrict changes to windows, doors and the front elevation.
  • Building Control applies to structural alterations, new bathrooms, electrics and heating.
  • Flats normally require freeholder consent and a licence to alter.
Engineering

Structural work

  • Removing chimney breasts with gallows brackets or new steelwork
  • Knock-throughs and wide openings on new beams
  • Repairing or replacing failed joists, lintels and floor structure
  • Damp and timber treatment, tanking to lower-ground floors
  • Roof repairs and structural re-tiling where needed
How it runs

The typical process

  1. 01

    Survey and schedule of works

We walk the property room by room and produce a written schedule so the price is line by line, not a lump sum.

  2. 02

    Fixed-price contract and programme

Agreed dates, agreed stage payments, no open-ended day rates.

  3. 03

    Strip out

Careful removal and protection of anything being kept — original doors, floors, fireplaces.

  4. 04

    Structure and first fix

Steelwork, re-wire, re-plumb, heating, insulation and plastering.

  5. 05

    Second fix

Joinery, kitchen, bathrooms, tiling and flooring.

  6. 06

    Decoration and handover

Full decoration, snagging, certificates and warranty.

Budget

What drives the cost

  • Condition of the existing structure, roof, damp and timber
  • Whether the electrics and plumbing are being fully replaced
  • Amount of period detail being repaired or reinstated
  • Kitchen, bathroom and joinery specification
  • Whether the property is empty — occupied jobs run slower
  • Parking, access and skip permits in tight London streets

We don't publish prices, because a fair figure depends on your property and specification. Send us your drawings or a short description and we'll come back within two working days with an indicative range.

FAQs

Questions we get asked

Should I move out?

For a full refurbishment, yes — it's faster, cheaper and far less stressful. If that's not possible we can phase the work floor by floor, but expect the programme to stretch.

Do you handle the whole re-wire and re-plumb?

Yes. Our own electricians and plumbers do the work and issue the certification, so there's no coordinating separate trades yourself.

Can you keep the original features?

That's usually the point. We protect and restore cornice, floorboards, sash windows and fireplaces wherever they're sound, and reinstate to match where they're not.

How do payments work?

Stage payments against completed work, set out in the contract before we start. No large up-front deposits.
